About ROI Calculator (Return on Investment & CAGR)

Return on Investment (ROI) is the universal metric used to evaluate the efficiency and profitability of an investment or compare the relative performance of multiple assets. It measures the net return generated relative to the initial cost of investment.

Because standard ROI does not account for how many years an investment was held, our calculator also computes **Annualized ROI (CAGR)**, allowing you to accurately benchmark a 2-year real estate flip against a 10-year stock holding.

Mathematical Formula & Calculation Method

📐 Calculation Formula
ROI = [(Final Value - Initial Cost) / Initial Cost] × 100% | CAGR = [(Final / Initial)^(1/t) - 1] × 100%

Subtract initial cost from the final value to get net profit, divide by the initial cost, and multiply by 100. For annualized ROI, take the ratio of final to initial value, raise it to the power of (1 / years), and subtract 1.

Variable Definition / Parameter Unit
Initial Cost Total starting capital or purchase price Currency
Final Value Ending asset value or gross selling price Currency
Time Period Duration of investment in years Years
Net Profit Final Value minus Initial Cost Currency
ROI Total simple return percentage %
CAGR Compound Annual Growth Rate % / Year

Step-by-Step Calculation Examples

Example #1

Real Estate Property Flip ($200,000 to $275,000 in 3 Years)

Scenario: Purchased a rental property for $200,000 and sold it 3 years later for $275,000.

Given Inputs:
  • Initial Cost: $200,000
  • Final Value: $275,000
  • Holding Period: 3 Years
Working: Net Gain = $75,000 | Simple ROI = ($75,000 / $200,000) × 100 = 37.50% | CAGR = (275000/200000)^(1/3) - 1 = 11.20%
Calculated Result: Net Profit: $75,000.00 | Total ROI: +37.50% | Annualized Return (CAGR): +11.20% / yr

Frequently Asked Questions

What is the difference between simple ROI and Annualized ROI?

Simple ROI tells you the total percentage gained over the entire holding period, regardless of time. Annualized ROI (CAGR) normalizes that return to a yearly rate, making it fair to compare investments held for different lengths of time.

Can ROI be negative?

Yes. If the final value of the asset is less than the initial investment, ROI is negative, indicating a capital loss.
